What it is

A makeover service for holiday-rental listings. The host pastes their Airbnb (or Booking.com) listing link and uploads their photos. The agent reads the title, description, amenities, house rules and reviews, compares them with the 15 most similar nearby listings using licensed market data (from providers such as AirDNA or PriceLabs, which sell price and occupancy data legally), and produces a ready-to-paste new title, description, photo order and list of missing amenities. Every month it re-checks the listing against competitors and new guest reviews.

Who pays & why

Hosts with 1–20 listings who manage everything themselves. Many listings have a vague title ('Cosy flat in the centre'), an unsorted photo gallery and forgotten amenities (workspace, crib, EV charger) that guests filter for, so they appear less in search and get fewer bookings. One extra booked night per month (€80–150) pays for the service several times over, and €49 is far cheaper than a professional copywriter or photographer.

How it works

  1. The host pastes the listing link, uploads photos and answers 8 short questions (distance to sights, parking, who the place suits best).
  2. The agent reads the listing and the last 50 reviews, and pulls price, occupancy and amenity data for the 15 most similar nearby listings from the licensed market-data provider.
  3. An AI model that understands images scores each photo (light, sharpness, which room it shows) and proposes an order: best wide shot first, then bedroom, bathroom and extras.
  4. It writes a new title (within Airbnb's 50-character limit), a description structured the way the platform displays it, and a list of amenities the host has but did not tick, based on the photos and answers.
  5. The host copies the changes into Airbnb in 10 minutes using a step-by-step checklist; nothing is posted automatically.
  6. Each month the agent compares views, bookings and nightly rate with the previous month and with competitors, and suggests one new improvement.

Concrete example

A two-bedroom flat in Porto titled 'Nice apartment near river' had 61% occupancy. The agent found 4 unticked amenities guests filter for (dedicated workspace, crib, washing machine, self check-in), moved the river-view balcony photo first and proposed 'River-view 2BR · Balcony · Ribeira 5 min'. Two months later occupancy was 74% and the host raised the weekend price by €12.

Glossary (1)
LLM
Large language model: an AI like ChatGPT, Claude or Grok that reads and writes text.

How to stand out: Many AI audits exist; differentiate with local-language listings and ongoing monthly optimisation in Europe.

📊 Key metrics

Revenue potential: High (est. €2000–6000/month)Running costs (tools & APIs): €26–490/monthAutomation difficulty: 2/5 EasyHuman time: 2 h/weekIntegration Requirements: 7Setup time: ~53 h (≈6 weeks part-time)Estimated payback (return on investment): ~3 months
How we estimate this

Start-up cost = idea price (€19) + one month of running costs while you build (€258). Monthly profit = low end of the revenue estimate (€2000) minus average running costs. We assume 2 months of ramp-up at half revenue and add your setup time. Your own working hours are not counted. It is an estimate, not a promise.

⚙️ Automation difficulty: 2/5 – Easy

Why this automation score

  • Score 2/5 – Easy. Reading a listing, sorting photos and writing a better title are tasks current AI models do well. The harder part is getting reliable competitor data legally, which is why the stack uses a licensed data provider instead of copying Airbnb pages. A human (the host) still checks that the new description is accurate, because exaggeration leads to bad reviews.
Automation scale (1–5)
  1. 1 – Very easy: no-code tools, a few hours to set up.
  2. 2 – Easy: standard tools, a few days, little monitoring.
  3. 3 – Moderate: several integrations, 1–3 weeks, regular checks.
  4. 4 – Hard: complex data or sensitive output, a coding agent or developer recommended.
  5. 5 – Very hard: advanced engineering, strict quality and compliance control.

💰 Revenue potential: 4/5 – High

Market interest 4/5
Ongoing interest from agents, investors and landlords.

Money flow 3/5
Large transaction values and commissions.

Active communities 4/5
Investor forums and channels are fairly active.

⏱ Maintenance time: 2 h/week

What the human does:

  • Reviews a sample of AI outputs and corrects the prompts when quality drifts.
  • Handles customer requests the agent escalates (complaints, edge cases).
